Braga Serviced Student Residence Project

As Golden Horizon Fund's current key investment project, we are deeply involved in the development and future operation of a serviced student apartment complex in central Braga, through our partnership with the local professional property management company, Golden Beach. This project not only reflects our commitment to enhancing urban educational infrastructure, but also demonstrates our capabilities and strategic vision in building long-term, operational real estate assets with our management partners.

Project Background

Braga is one of Portugal's most dynamic higher education hubs, attracting over 20,000 students annually, including a large number of international students from China, Brazil, and Portuguese-speaking African countries. With the expansion of higher education and tightening of Golden Visa regulations, projects like this—featuring legal compliance and standardized operations—are becoming increasingly rare, and hold strong potential for future resale value.

Project Location

The project is located at Travessa Dr. Francisco Machado Owen, São Vítor, Braga—near the University of Braga and essential daily facilities—right in the heart of the city's student residential zone.

  • Total building area: 19,515 square meters
  • Building structure: Two modern buildings (7 floors and 9 floors)
  • Number of units: 209 T2 apartment units
  • Unit area: Approximately 76 square meters each

Operations Management

Golden Beach will serve as the project's operator, offering hotel-style integrated property management services, including rental management, facility maintenance, regular cleaning, and customer service—ensuring convenience and professional support for future owners and tenants.

Golden Visa Compliance

This project fully complies with Portuguese Golden Visa requirements. Investors can obtain Portuguese residency through participation. Upon approval, clients may choose from the following options depending on their needs:

  • Convert the investment into property ownership (up to three units). Properties can be for personal use or retained.
  • Choose an exit mechanism and recover the original investment principal (subject to fund terms).
  • Entrust Golden Beach with full property management and rental services, including leasing, maintenance, housekeeping, and rental income distribution—enabling continuous value generation from the asset.

Project Progress

The project is currently progressing smoothly and is expected to be delivered in Q4 2027. Upon completion, it will stand as one of the few student apartment offerings in Braga with international standards, full facilities, and professional management—making it highly attractive for clients interested in Portuguese residency planning and flexible asset allocation, as well as those focused on commercial development and hospitality investments.
